Sarnia Real Estate Market Update, April 2026, and What to Do If You're Facing Power of Sale
Originally published in The Sarnia Journal, May 14, 2026.
Sarnia's spring market is finding its footing. Sales edged up in April and inventory came down from earlier in the year. Prices are still below last year, and more homeowners are feeling mortgage pressure.
April 2026 by the numbers
For buyers, there's still room to negotiate. For sellers, pricing to the market from day one matters more than ever.
Facing power of sale? Act early
In Ontario, a power of sale is how a lender gets its mortgage balance back after missed payments. Any equity left after the sale goes to the homeowner. Here's what I tell anyone in that position:
- Don't ignore the letters or calls. That's the most common mistake I see. Talking to your lender early can open up options like deferred payments, a restructured mortgage or a repayment plan.
- Check your equity. Depending on when you bought, you may have enough equity to refinance with a different lender.
- Consider selling on your own terms. Selling before the lender takes over usually means you keep more of your equity and avoid extra legal costs.
- Get advice fast. Ontario's timelines move quickly. A local Realtor, a mortgage specialist or a lawyer can help you see your options.
