Sarnia-Lambton Is Now a Buyer's Market. Here's What That Means for You

The numbers are in, and Sarnia-Lambton has moved into a buyer's market. Buyers have more choice and more negotiating power than they've had in years. At the same time, mortgage rates may be heading up.

Why mortgage rates could rise

Tension in the Middle East has pushed global oil prices up, and higher oil prices feed inflation. That makes further Bank of Canada rate cuts in 2026 less likely. Fixed mortgage rates that were under 4% could move into the 4.04% to 4.5% range.

Protect your rate

  • Signed mortgage commitment: you're protected from rate increases before closing.
  • Pre-approval with a rate hold: you're protected only until the hold expires, so know your date.
  • Renewing soon: watch the expiry on your renewal offer. A later quote could be higher.
