How to Choose a Real Estate Agent in Sarnia That's Best for You (and it's ok if it's not me).
If you're buying your first home in Sarnia, the agent you choose matters almost as much as the house. A good agent helps you avoid overpaying, spot problems before you're locked in, and keep your stress level manageable. A poor fit can cost you thousands.
As a Sarnia realtor who focuses on first-time buyers, here's what I'd look for if I were hiring an agent myself.
1They know Sarnia-Lambton, not just real estate
Sarnia is not Toronto. Our prices, inventory and pace are driven by local supply and demand, not national headlines. Your agent should know the difference between neighbourhoods like the North End, Bright's Grove and Point Edward, and between Sarnia, Petrolia and Corunna. They should be able to tell you what similar homes actually sold for last month, not just what they're listed at.
Ask: "What have homes like this sold for nearby, and how long did they take?"
2They're registered with RECO
Every real estate agent in Ontario must be registered with the Real Estate Council of Ontario (RECO). You can look up any agent for free on RECO's public register and see their brokerage and registration status. It takes two minutes and it's worth doing.
3They're honest about price, even when it's not what you want to hear
The best agents use sold prices, not wishful thinking. For buyers, that means telling you when a home is overpriced. For sellers, it means pricing to the market rather than promising a number to win the listing.
Ask: "How would you decide what to offer on this home?"
4They explain the paperwork before you sign it
In Ontario, your agent has to give you RECO's Information Guide and explain how they'll work with you before you sign anything. You'll usually sign a buyer representation agreement. Read how long it lasts, which area it covers and how your agent is paid. A good agent walks you through it without rushing.
5They know the first-time buyer programs
First-time buyers in Ontario can stack several programs, and a good agent will point you to them early:
Your mortgage specialist and lawyer handle the details, but your agent should help you plan around them.
6They communicate the way you do
Some buyers want a text the minute a new listing hits. Others want a weekly call. Good homes in the right price range can move quickly, so ask how fast they usually reply and whether they work evenings and weekends.
7Their past clients would hire them again
Read their Google reviews and ask to speak with a past client. Look for comments about communication, patience and negotiating, not just "they were nice."
